A small comment about the "1 in 4 houses are empty": Venice and Florence have a big problem with both overtourism and a tourism-related housing crisis. Most of the empty houses are on AirBnB or on Booking for rent at high prices for tourists. People isn't living there because landlords found out that they can earn more with tourism than with normal rent.

Definitely agree on it being nicer to visit non-tourist places. Felt that way when I visited Japan. I just wanted to hang around a vibe.
