There's a bubble in residential real estate and covid is probably testing the limits of any REITs dealing in retail/office spaces considering lots of companies are realizing they don't have to waste money on a physical office. Practices in mortgage lending are as bad if not worse than before 2008. I had a friend tell me he got beaten out by a no appraisal bid about 25k higher than his offer.
