I live in Munich, with 200k you can probably get a 1 room apartment here lol. And I have to agree, that Heating number seems VERY low for such an old house and furnace.

Wow that's a bike ride away from Hollywood, isn't it? I can imagine that such a location doesn't come cheap. Hope you have reserved enough room for the CNC machines 😁

The place seems awesome. The landscape should be fine so long as there’s decent vegetation to keep it all in place. The unevenness means you can someday make a nice water feature. For €200k, it seems like a bargain. I won’t tell you what I just spent on a house in Burbank, CA on 640 m^2.
